Every letter names the exact section of the Landlord and Tenant Act 1985 (or the 1987 and 2002 Acts), gives the deadline the landlord must meet, and includes grey guidance notes you delete before sending.
Ask
Section 21 and 22 requests force the landlord to show the costs and the invoices behind them, on a legal deadline.
Cap
Costs billed over 18 months late (s.20B), or major works without proper consultation (s.20), can often be removed or capped at £250. Check yours with the free 18-month rule checker and section 20 calculator.
Dispute
A clear itemised dispute letter, ready for the tribunal if you need it, with a section 20C request so the landlord's legal costs don't land on your bill.
