Landlord's name and address on demands (sections 47 and 48)

England and Wales · Law checked 24 October 2026 · Not legal advice

Two short sections of the Landlord and Tenant Act 1987 can make a service charge temporarily not due.

Section 47: name and address on the demand

Any written demand must contain the name and address of the landlord (and an address in England and Wales if the landlord's address is elsewhere). If it doesn't, the service or administration charge part is treated as not due until the information is given by notice.

Section 48: address for service

The landlord must give you, by notice, an address in England and Wales where you can serve notices. Until it does, rent, service charges and administration charges are treated as not due.

Important

These rules delay payment; they don't wipe the debt. The managing agent's address is not automatically the landlord's address. Check what your demands say. If you don't know who your landlord is, see how to find your landlord's name and address.
