Are your managing agent's fees reasonable?
England and Wales · Law checked 24 October 2026 · Not legal advice
Management fees are recoverable only if the lease allows them and only so far as reasonable.
What to compare
- The per-flat annual fee against local quotes from other agents.
- Extras such as "major works supervision" percentages, arrears letters and consent fees (often administration charges).
- What the management agreement actually promises: visits, response times, reporting.
Complaints
Agents in England must belong to a redress scheme (The Property Ombudsman or the Property Redress Scheme). A complaint there runs alongside any tribunal challenge.
Leaseholders together may also form a recognised tenants' association (which must be consulted about the managing agent) or consider the Right to Manage, which the 2024 Act has made easier since 3 March 2025.
